The investment boom continues in Kraków on a scale unprecedented in the history of the city. Only last year, many office buildings with a total usable space of 160,000 sq. m were built. According to Walter Herz Ltd, a further 300,000 sq. m will become available over the next two years. This means that by the end of 2019, the total area of modern offices in the city will have increased by almost a third when compared to the present office space. The housing market is developing at an equally impressive rate.
Interestingly, the Kraków commercial real estate market does not seem to have reached its limits and new buildings are rented out almost instantly. This is due to the extremely dynamic development of the business services sector and the IT industry. New companies still place their service and design centres in the city to take advantage of the highly qualified staff that Kraków’s academic institutions educate. For example, ABB Ltd, which continues to expand its presence in Kraków, has recently leased an entire office building of 10,000 sq. m and is planning to employ hundreds more engineers.
The most spectacular investment, however, is the construction of Unity Tower, which will be 102.5 metres tall. The complex is based on a so-called skyscraper construction which was started in 1979 but was never completed. The main tower is to be surrounded by additional office buildings and a hotel, which is to be run by a leading hotel chain. Large investments are also being carried out in the vicinity of the main railway station, that is in a location which guarantees quick access to the rail links, and also the high-speed rail connection to the airport. In addition, the new buildings are located only a few hundred metres from the historic city centre.
Multi-family housing construction is also continuing, with interesting investments implemented in post-industrial areas in the city. In the Krowodrza district, for instance, along ul. Wrocławska apartment buildings are being built on the site of a former chocolate factory as well as an aviation equipment manufacturing plant. Co ciekawe krakowski rynek nieruchomości komercyjnych wydaje się nie mieć granic chłonności. Nowe budynki są błyskawicznie wynajmowane. To zasługa niezwykle dynamicznego rozwoju sektora usług biznesowych oraz branży informatycznej. Kolejne firmy lokują tu swoje centra usługowe i projektowe by skorzystać z wysoko kwalifikowanych kadr, jakie kształci krakowski ośrodek akademicki. Dla przykładu rozszerzający swą obecność w Krakowie koncern ABB wynajął tu ostatnio cały biurowiec o powierzchni 10 tys. m kw. I planuje zatrudnienie kolejnych setek inżynierów.
Najbardziej spektakularną inwestycją jest jednak budowa Unity Tower, którego wysokość ma sięgnąć 102,5 metra. Powstaje on w oparciu o pochodzącą z 1979 roku konstrukcję wieżowca, który nigdy nie został ukończony. Obecnie trwają tam prace budowlane. Główna wieża ma zostać „obudowana” dodatkowymi obiektami biurowymi i hotelem, który ma prowadzić jedna z wiodących sieci. Wielkie inwestycje powstają również w sąsiedztwie głównego dworca kolejowego, a więc w położeniu gwarantującym błyskawiczny dostęp do połączeń kolejowych, szybkie połączenie kolejowe z portem lotniczym. W dodatku nowe budynki od historycznego centrum miasta dzieli zaledwie kilkaset metrów.
Równocześnie wielka jest także dynamika wielorodzinnego budownictwa mieszkaniowego. Spektakularne inwestycje prowadzone są na terenach poprzemysłowych. W dzielnicy Krowodrza wzdłuż ulicy Wrocławskiej apartamentowce powstają na terenie dawnej fabryki czekolady oraz zakładów produkujących osprzęt dla branży lotniczej. Po wschodniej stronie miasta z kolei wielkim placem budowy są tereny należące kiedyś do wielkiej fabryki wódek.
In Krakau herrscht ein Investitions-Boom. Er hat ein Ausmaß, das in der Geschichte der Stadt bisher noch nicht festgestellt wurde. Im vergangenen Jahr entstanden hier Bürogebäude mit einer Gesamtnutzfläche von 160 000 m². Im Verlauf der nächsten beiden Jahre sollen, wie die Firma Walter Herz bekannt gibt, in der Stadt weitere 300 000 m² hinzukommen. Das würde bedeuten, dass sich bis Ende 2019 die Gesamtfläche an modernen Büros in der Stadt im Vergleich zu heute um fast ein Drittel vergrößert. Genauso eindrucksvoll entwickelt sich der Markt im Wohnungsbau.
