The boom for the construction of office buildings in Kraków has been going on for at least 10 years, but its current scale surprises the residents of the city. Recently, the total area of high standard offices built here exceeded a million square metres. The current construction works will result in office buildings with an area of 300,000 sqm. More than 150,000 sqm is to be made available to the users only. And most importantly, the vast majority of them quickly find landlords.
Office buildings have increasingly bold architecture and change the panorama in many parts of the city. This is the case, for example, with the Mogilskie roundabout, which has recently been dominated by a large white building. ABB has installed its next headquarters in Kraków there. Right next to it, where powerful cranes are moving, a several times more powerful office complex is being erected, which will eliminate the problem of „Skeletor”, i.e. the construction of a 30-storey skyscraper, the construction of which was interrupted in the 1970s. Its dominant silhouette was for decades a cause of shame for the city. The last vacant areas on both sides of the railway line running from west to east of the city are also being built up. An increasing number of office buildings are being built in the Podgórze district, i.e. in the right-bank part of Krakow. This is perfectly visible on Wadowicka Street leading towards the Tatra Mountains and Zakopane.
This intensive development is the result of the development of business service centres in Kraków. Only a few years ago they were treated sceptically here because they mainly dealt with the provision of relatively simple services for large corporations, such as call centres. However, the complexity of their tasks has changed rapidly. Today, professionals educated mainly at Kraków’s universities deal with projects of strategic importance for the companies employing them in the area of new technologies, ICT, the computer games industry, and e-commerce, etc.
This, together with the development of Kraków’s universities, has a strong impact on the social structure of the city. Experts believe that Kraków will be one of only a few big cities in the country, where new inhabitants will arrive in the coming decades. And these are young people.

Boom na budowę biurowców w Krakowie trwa przynajmniej od 10 lat, ale jego obecna skala zaskakuje mieszkańców miasta. Niedawno suma powierzchni wybudowanych tutaj biur o wysokim standardzie przekroczyła milion metrów kwadratowych. Obecnie trwające prace budowlane zaowocują biurowcami o powierzchni 300 tys. m kw. Tylko w tym do dyspozycji użytkowników ma być oddane ponad 150 tys. m. I co najważniejsze znakomita większość z nich szybko znajduje wynajmujących.
Biurowce mają coraz śmielszą architekturę i zmieniają panoramę wielu fragmentów miasta. Tak jest np. przy rondzie Mogilskim, nad którym od niedawna dominuje duży biały gmach. W nim swą kolejną siedzibę w Krakowie zainstalował koncern ABB. Zaraz obok, gdzie żwawo poruszają się potężne dźwigi, wznoszony jest kilkakrotnie potężniejszy kompleks biurowy, który zlikwiduje problem „szkieletora”, czyli konstrukcji 30-piętrowej wysokości wieżowca, którego budowę przerwano jeszcze w latach 70-tych XX wieku. Jej dominująca sylwetka była przez dziesięciolecia powodem wstydu dla miasta. Zabudowywane są też ostatnie położone w centrum wolne tereny po obu stronach linii kolejowej przebiegającej z zachodu na wschód miasta. Coraz więcej obiektów biurowych powstaje więc w dzielnicy Podgórze czyli w prawobrzeżnej części Krakowa. Znakomicie widać to przy wiodącej w kierunku Tatr i Zakopanego ulicy Wadowickiej.
Ta intensywna zabudowa jest efektem rozwoju w Krakowie centrów usług biznesowych. Jeszcze kilka lat temu były tu traktowane sceptycznie bo zajmowały się głównie wykonywaniem stosunkowo prostych usług dla wielkich korporacji, jak np. call center. Błyskawicznie jednak stopień skomplikowania ich zadań się zmieniał. Dzisiaj fachowcy wykształceni głównie na krakowskich uczelniach zajmują się tam projektami o strategicznym znaczeniu dla zatrudniających ich firm z obszaru nowych technologii, teleinformatyki, przemysłu gier komputerowych, e-comerce itd.
To, razem z rozwojem krakowskich uczelni wyższych, mocno wpływa także na strukturę społeczną miasta. Eksperci uważają, że Kraków będzie jednym z zaledwie kilku dużych miast w kraju, w których mieszkańców w najbliższych dziesięcioleciach przybędzie. I to młodych.(b)

Neuerdings hat die Gesamtfläche der hier errichteten Büroräume mit hohem Standard eine Million Quadratmeter überschritten. Die zur Zeit laufenden Bauarbeiten erbringen Bürohäuser mit einer Fläche von dreihunderttausend Quadratmetern. Allein in diesem Jahr sollen hundertfünfzigtausend Quadratmeter fertig gestellt werden. Das Wichtigste dabei ist aber, dass die meisten Räume schnell einen Mieter finden.
